JIB Club on Jupiter Island, luxury waterfront living

Jupiter Island is known, among other things, for the lavish estates and celebrities that call it home. From old money to new money, it is all here.  But on the south end of the island is Jupiter Inlet Colony and the JIB Club overlooking the marina.


The JIB Club was built in 1981 and had 5 floors with 21 units ranging in size from around 2,300 to over 3,100 square feet.  The architectural style is simple with wrap around balconies on the units. Right now there are 3 units on the market priced in the $ 400,000 - $ 600,000 range.

Maybe we just reduce the price $ 30 million

Jupiter Island, the quiet haunt of the very wealthy, has trouble staying out of the news.   For years, old-money liked the Island due to the fact that they could get away from the world and enjoy the warm waters of the Atlantic, golf at the Club with their friends, the ever vigilant police protection watching for prying eyes and speeders as well as the tropical breezes that sweep the Island.

Nat Reed, long time father figure on the Island, is a noted conservationist who is partial to the Everglades.  And I have been told the residents purchased the Hobe Sound Wildlife Refuge for the enjoyment of the people (and to guard against unsightly development across from their homes).

Nevertheless, Jupiter Island is a very cool place.  Before the big freeze in the late 1980's, the main road was lined with massive Australian Pines.  These trees were severely damaged but have grown back since then.  Out in the real world, these trees are being removed but here, and in other places like Gulfstream and Manalapan (where other really big money lives), the trees are somehow not the exotic pest that they were deemed to be elsewhere so they get to stay.

But, when Tiger Woods brought his complex personal life to the Island and Alan Jackson built an oceanfront mansion here, the veil was once again lifted and we could peek behind the tall ficus hedges that guard such properties. Alan Jackson's house is on the market now for a little over $14 million.

Homes here can run into the millions and in this real estate market, finding buyers for such properties is tricky business.  One Jupiter Island house sat for years priced at $19 million before coming off the market.  Now, there is another priced at just under $23,000,000.  The house is over 20,000 square feet with 428 feet of oceanfront beach.  This price is $30 million below the original listing price.  So, what is the point?

Very exotic, one-of-a-kind, properties are sometimes hard to value, price and sell.  In fact, next week a 12,000 square foot house is going to be auctioned in The Bear's Club in Jupiter.  Originally priced at near $12,000,000 it is being offered at auction where the expected opening bid will be around $5 million.  This is a great opportunity to pick up a choice property at a great price.

Jupiter Island once again tops list of expensive small towns

Jupiter Island, the luxurious barrier island off the coast of Tequesta, Florida has once again topped the list of most expensive small towns in America.  Zillow produces this report each year and does not include such notable hot spots as Beverly Hills and New York due to the size of their populations.  Jupiter Island, with it's sprawling compounds and oceanfront estates, offers a much lower population density than these cities.

The median home value according to Zillow is $ 2.61 million.  This is an interesting statistic for a couple of reasons.  First, statisticians use the median because it smooths the distortions caused by outliers like the Tiger Woods compound at nearly $ 40,000,000.   Second, Jupiter Island has small, 2/2 condos on the southern end that distort the picture.  If you were to drill down a little and look past these anomalies you would see that most homes on the Island are several million in value.  In fact, right now there are 39 homes on the market ranging from right at $1 million to $ 23,000,000.  Alan Jackson's oceanfront estate is right in there near the top and is priced at $ 14.9 million.

Now you can live right down the street from the wealthiest Americans by choosing a waterfront condo with views of either the ocean or the Intracoastal Waterway with Jupiter's famous light house in the back.  Condos here start in the mid-$ 200's.  Those on the ocean might have a view similar to this one.

Will you be taking the ferry with Tiger?

Jupiter Island is one of the premier locations in America.  Here between the clear waters of the Atlantic and the tranquil Intracoastal waters some of the wealthiest folks in the country live.  Privacy is paramount and high ficus hedges and tall gates keep prying eyes at bay.


To access the Island you must cross one of two bridges.  The northern end of the Island uses Bridge Road near Hobe Sound while those on the southern end use the other bridge near Tequesta.  So when the bridge needs repair you have to ride a ferry over to the Island and the bridge will soon be closed for a couple of months.

You might be elbow to elbow with the likes of Celine Dion, Tiger Woods or Alan Jackson because the ferry is the great equalizer.  No matter whether you drive an old car or the most expensive ones available, they all get parked and you get on the ferry together.  So, if you happen to be heading to Coral Cove with the family, look around and you might be surprised at who is hiding behind sunglasses and/or who has their hat pulled down tightly.

Alan Jackson selling homes here

Jupiter Island is home to folks who have the luxury and means to live anywhere in the world.  Many business titans call the Island home, like Lou Gerstner and Richard Fuld.
Most of the homes on Jupiter Island are quiet haunts for old money.  Those folks that simply want to get away from the normal hustle and bustle of their working lives and are comfortable being around such surroundings.
Celebrities like Alan Jackson and Celine Dion have recently begun migrating to the Island.  Jackson, who also owns a home on the Tequesta mainland with a dock long enough to hold his two yachts, lives in an oceanfront estate.  It is currently on the market for $ 14.9 million.
Word is not yet out about his plans, but he does keep two very large yachts in a nearby marina.  His sportfishing boat, "Hullbilly" is docked next to a classic open style yacht which he keeps under cover.  The Hullbilly is so long it's hard to get a picture of the boat that would do it justice.  Here's what the transom looks like though.

Tiger Woods: Say good-gye to "Privacy"

Tiger Woods, Jupiter Island's most celebrated resident, has been stirring up dust around here since he bought some estates and combined them into a compound.  Then built another compound in Jupiter for his mother.
Last week we learned his ex-wife purchased a home in North Palm Beach for $ 12.2 million where his cubs can make sand castles on the beach beyond the reach of even the longest telephoto lens.

Today, the Internet is buzzing with news that he may sell his 155ft. yacht "Privacy" and is shopping for a broker to list it at a reported $ 25 million.


He has had the yacht docked in North Palm Beach since his domestic troubles started and even though he covered the name on the vessel, it is hard to hide a boat this size.
