Jupiter Island, the quiet haunt of the very wealthy, has trouble staying out of the news. For years, old-money liked the Island due to the fact that they could get away from the world and enjoy the warm waters of the Atlantic, golf at the Club with their friends, the ever vigilant police protection watching for prying eyes and speeders as well as the tropical breezes that sweep the Island.
Nat Reed, long time father figure on the Island, is a noted conservationist who is partial to the Everglades. And I have been told the residents purchased the Hobe Sound Wildlife Refuge for the enjoyment of the people (and to guard against unsightly development across from their homes).
Nevertheless, Jupiter Island is a very cool place. Before the big freeze in the late 1980's, the main road was lined with massive Australian Pines. These trees were severely damaged but have grown back since then. Out in the real world, these trees are being removed but here, and in other places like Gulfstream and Manalapan (where other really big money lives), the trees are somehow not the exotic pest that they were deemed to be elsewhere so they get to stay.
But, when Tiger Woods brought his complex personal life to the Island and Alan Jackson built an oceanfront mansion here, the veil was once again lifted and we could peek behind the tall ficus hedges that guard such properties. Alan Jackson's house is on the market now for a little over $14 million.
Homes here can run into the millions and in this real estate market, finding buyers for such properties is tricky business. One Jupiter Island house sat for years priced at $19 million before coming off the market. Now, there is another priced at just under $23,000,000. The house is over 20,000 square feet with 428 feet of oceanfront beach. This price is $30 million below the original listing price. So, what is the point?
Very exotic, one-of-a-kind, properties are sometimes hard to value, price and sell. In fact, next week a 12,000 square foot house is going to be auctioned in The Bear's Club in Jupiter. Originally priced at near $12,000,000 it is being offered at auction where the expected opening bid will be around $5 million. This is a great opportunity to pick up a choice property at a great price.
